Site

The site is located at 362 Wallace Avenue at the west end of Wallace Avenue adjacent to the city walkway and pedestrian overpass. The site has an overall area of approximately 12,626 square meters. The site is currently fenced off and vacant and has been environmentally cleaned to residential standards and approved by the Ministry of the Environment.

Proposal

The applicant proposes to build 174 new residential dwelling units as stacked townhouses. As well, adjacent to the pathway and as a buffer to the pathway and train track the applicant proposes to build 25 light industrial units. The site will contain 176 below grade parking spaces for the residential including 23 visitor parking spaces and 50 spaces for the industrial units including 25 below grade parking spaces. Access to the parking garage will be at the north end of the site off Ruskin Avenue. Additionally, 19 visitor street parking spaces will be provided. The overall height of the buildings will not exceed 3 stories or 14.0 meters. Total building area of the residential will be approximately 3,536 square meters and 14,500 square meters of gross floor area. Total building as of the industrial will be approximately 2,094 square meters with 3,050 square meters of gross floor area. The proposed overall density would be 1.39 times the lot area.

The site will have road access from Wallace Avenue, the continuation of Macaulay Avenue and connection to Ruskin Avenue.

The Hackernest, a shared-use tech-biz office space that's run by Marketcrashers, a web design company, in the new Junction Triangle Lofts at 231 Wallace is hosting a tech-related BBQ. Details from their site:

A new business is opening up this week in our area: Cafe Neon at 229 Wallace Ave. in the new Junction Triangle Lofts (just east of the Newmarket/Barrie GO tracks). Their opening day is this Tuesday, July 5th, with regular hours beginning on Thursday.

The site is located 243 Perth Avenue on the northeast corner of Perth Avenue and Wallace Avenue between Bloor Street West and Dupont Road. The site has an overall area of approximately 1,737 square metres. At 243 Perth Avenue there is currently a church occupied by the congregation of the Seventh-Day Adventist Church. Adjacent to the church building on the north is a paved parking area containing approximately 750 square meters.

Wallace Crossing

Another fun event from last weekend: The Junction Triangle Jane's Walk. Approximately 30 people came out for this walking tour of our neighbourhood, which was lead by Campbell Ave. resident Bruce Ward.

We started on Wallace Ave., just outside the triangle, where the new Junction Triangle Lofts are under construction, and Ubisoft is preparing their "new" location. We then followed Wallace Ave. across the 'hood over to the West Toronto Railpath, down to Sterling Rd. and Tower Automotive, snaked our way through the Sterling Studio lofts, through the BeBloor and Brownstones on Bloor developments, along Rankin Cres. and through Erwin Krickhahn, and then back up to the starting point on Wallace Ave. Some of us finished off with delicious ice cream at Yasi's Place afterwards!

Although there is still much more to see in the Junction Triangle, our 2-hour tour was full of local history (e.g. Kevin Putnam explained how some of our streets were named), some personal anecdotes, comments on past and future developments, discussions about parks and gardens, and much more.

Fortunately, the weather forecast was wrong: The cloudy skies at the beginning of the walk quickly parted, and I ended up coming home with a sunburn rather than soaking wet clothes.
