This is a great community!

This is a great community! "interesting" posts by a few people do not necessarily represent the views of the majority who live here. That being said, there are a few things that need to get sorted out and when the are, this community can become even better.

I would like to know if anyone living in the lower unit has issue such as hearing audible footsteps from upper unit. My perception was that concrete construction would somehow eliminate the noise between units.

Ya I would like to comment on the residents phoning parking authority at 2am on a Friday to get cars towed. What is wrong with this world? How does a car bother you at that time? I know you're on here because who in their right mind would do such a thing? Except for busy bodies that have no life. Go back to the PTA where you came from and leave hard working folks visiting their friends alone. For the record I happened to come home randomly and see a tow truck towing a car that I have no connection to. Now this poor person will wake up to a $500 bill from the city and for what? Whoever you are you are... Get a life. I know there's a huge problem with visitors parking but this is not the answer... Very disappointed but I guess thats how the world goes.

I would like to agree on the comment about residents calling the parking authority...

I also came home at about 1am and the parking authority had just arrived...and then the strangest occurance happened...the parking authority WARNED me about a spy in the complex that calls to have cars ticketed & towed. Now, in my experience, parking ticket personel don't usually care about issuing tickets or getting cars towed and they never give warnings...they have a job to do. His issue with our Wallace Spy, is that ticket operators have to leave a more "profitable" area to come to a small, out of the way street, to ticket and/or tow one or two cars.

My issue with the Wallace Spy is we have a life and we have friends and we have family that like to visit and sometimes need to park their cars overnight so we can all enjoy ourselves & have a few drinks. The Wallace Spy obviously doesn't have a social life and therefore is never in jeopardy of having his friends get a ticket (yes...I said HE as I'm pretty sure I know who's calling the authorities).

So...
For the sake of the residents of Wallace Brownstones, STOP CALLING THE PARKING AUTHORITIES!!!
The only person that is happy about the parking authorities ticketing cars in YOU!!!

Actually, I think a lot of people are happy that some enforcement is finally starting to happen. The abuse has been going on for too long. The thing to remember is that currently only the fire route is being enforced by the city...... people should not be parking in the fire route.... ever!!!! This applies to visitors and residents. No excuses!

Behaviors have started to change with respect to the fire route. I rarely see cars in the garage ramp / fire route now. At least no where near the extent of what used to happen. So the enforcement is working. Don't park in the fire route and there will not be a problem for you and your visitors.

The board advised they will be implementing metered parking for the visitor parking spots soon, which is still being abused by residents. Hopefully, this will deal with that issue so that we have parking spots for actual visitors. It sucks that this has to happen but voluntary compliance to parking rules has not be working. Something needs to be done about it.

I totally agree. I thought moving into this area people would be pretty laid back and issues would be handled easily. Sooooo completely wrong and so completely disappointed. It's like grade school with tattle tales and finger pointing. I bet the kids living here could be more adult in the way things are handled! I don't intend to stay too long now that I've seen all the nonsense.

Thank you for the clarification. Sounds like some people are just not fully understanding how the system works and too quick to conclude of having unreasonable neighbours. Yes, of course, we must all comply. If it's a no parking zone, fire route or visitors parking used by residents, of course we must all respect the rules and not complain of the consequence of not complying.

If people are getting their cars towed because they are parked in a fire zone, well there you go, they deserve it!!!! Good finally!!! Also the ones parking in visitors cause they are toooooo cheap to pay for a spot deserve not to be parking there!!! Pretty harsh words for all renters! As a unit owner I would like to say I DO NOT share in your hate. In fact, the faster we all figure out how to get along...renters, owners, parents, dog owners, car drivers, etc...the better. We're only hurting ourselves.

Paying to park a car in and of itself is a cash shameless cash grab by the city, so why contribute to it further by calling parking enforcement on your neighbours and there friends, regardless of any other outstanding issues? There's some elderly man who appears to take great pleasure in doing this and actually goes outside and watches the cars get towed... Very sad. I am glad to see there are some reasonable people living in this development, too bad the squeaky wheels ruin it for the rest.

What i don't understand is every unit came with a parking spot? There are options to rent as well? So why are people parking in visitors parking if they have a spot downstairs? Unless they don't want to pay for one? There are alot of spots available? I see cars parking in the v spots and they have spots down stairs? And why are people parking along the back fence and down the drive way to the garage? Its clearly a fire route?This is serious.. When the scrap yard had the fire over a year ago the fire trucks came in to our street and could not turn around... That is serious and that is why people will have there cars towed... The signs are posted.... I don't blame the man from doing it or anyone else, people don t want to pay attention to the signs then so be it. guess people have alot of cash to burn

Every unit came with a spot.

Every unit came with a spot. It was mandatory with the original purchase. So the main reasons why some residents abuse visitor parking has to do with laziness and cost.

There are two issues here. 1) Some units have more than 1 car but only 1 spot. 2) Some residents park in visitor parking instead of using their assigned parking spot. My guess is 1) is the bigger issue but both are problems.

Hopefully, when visitor parking is enforced both 1) & 2) should be resolved. It will force 1 car units to only use their assigned underground spot and make multi-car units rent unused underground spots from other residents... or find alternate parking arrangements.... then there will be more available spots for actual visitors.

The best solution is to ask

The best solution is to ask the board to put in place parking enforcement system ASAP. Living in a condo requires that we all comply with the rules of the corporation. Visitors parking area is not there for residents to use for their personal vehicle. The big question to residents with more than one car but only owning 1 parking spot was did they not carefully consider the challenges they would be up against to find parking spot for the 2nd car on a regular basis?

I certainly hope that the board will act on resolving this issue. Arranging for parking enforcement is a very straightforward procedure. We all want a peaceful and orderly community. Please, let's all work towards that by complying to condo rules.

I'm pretty sure they considered the challenges but are taking advantage of the fact that there currently no visitor parking enforcement. Properly dealing with a extra vehicle will likely come at a $$$ cost... I think they are just trying to get away with it for as long as they can.

This issue was raised before the site plan was approved. Tom Falus, and to some extent the City Planner, believed that there would be one car per unit even though it was clear based on what people already living in other local condo's were saying. We got the number of visitor parking increased a bit but it seemed nobody wanted to be honest about the impact of cars on the site and the surrounding area.At the end of the day, every expert opinion about cars and traffic at the site has been seen to be wrong.( A few residents (like the guy in the really loud black SUV) come and go 10 times in a day. ). As well there is this fallacy that some users will not own cars at all which is the case but when you have 3 bedroom units that have 2 or 3 people in them WITH cars it doesnt take long for all extra spots to be bought or rented. Sadly enforcement is needed to deal with the one or two that wreck things for everybody else.

Hi Scott; I think this estimate was almost certainly accurate. There are never more than 20 cars parked in the visitor area and always more than 20 spots open in the parking garage. While most of the units have more than one adult a majority take transit to work (the parking garage remains 50% full during weekdays), and have no need of more than one car. While there are some units with more than one car there al at least as many with no car.

I am glad to here about meter parking coming soon.... I have to say on the weekends its brutal here... If you have your window open, there are residents who have people leaving at all hours of the night, talking so loud on Elsie lane with no consideration for others. Slaming of car doors, and at 3am standing out there and having a loud converstation?! How are the other residents dealing with the noise and partiers? I am told alot of the units where bought by some realestate agent who rents the units out, I hear alot of parties going on and loud talking at night. Can only imagine what the summer will bring? Do people not realize that after 11pm you can call the cops for disturbance of peace?

I thought the same but it must be the thinest most porous concrete ever because I can hear EVERYTHING my neighbours do. Conversations, laughing, the toilet flush and worse. Hopefully the people above aren't heavy footed otherwise you're going to be very frustrated with the amount of noise!

Upper Unit for sale

I just saw a listing for one of these units on MLS today and I am interested. Townhouses seem to go so quickly in this city so I hope I didn't miss out. If so, I hope more become available soon.

Pick up after your dog

There are at least two residents (one of which owns multiple dogs) that refuse to pick up after their dogs. One resident has a lab the size of small pony that a) only ever pisses in one spot, killing the grass and b) never ever picks up the giant shit it leaves behind. If you don't want to pick up dog shit, don't own a dog. I don't see why the rest of the residents have to suffer and step in dog shit because others are too damned lazy to pick up after their animals. They are your responsibility, not ours. I pick up after my dog - I expect you to do the same.

Litter

I just watched a Gold Toyota that was parked in the Visitors parking spot V3 , who cleaned off their car with an American Eagel paper bag because they did not have a snow brush, then threw it on the ground were it still is laying on V4 spot, the licence number to this car is BHFJ 559 , this is a toyota cobra model, i will want to know if this person first of all lives here, if so why are they parking in visiters parking? Second , littering on our property? These people are pigs!!!!!!!!

While I agree this is pretty disgusting behaviour, and I'm always appalled when people litter. Why do people think this is acceptable? I also don't believe that putting people's license plate and car model on a public forum is an appropriate response. I hope that in the future people would either talk to the person directly or refrain from posting such details while pointing accusatory fingers.

Contact management and board of directors. If you know the unit number of the owner of the dogs you could ask management and board to directly send a notice of complaint to this individual. The letter should refer to the by-law the individual is violating. If it does not stop after the letter has been sent, complain to management and board again until it stops.

Mold under carpet

Recently we've noticed funny smell in our bedroom (upper unit).
Inspection has shown smell was from sponge stuff under the carpet. It started giving unpleasant odour when in contact with water.
And there is plenty of water under the carpet. I assume from the slidding door. The worst part is that mold is there as well.
Just wanted to ask if anyone on this forum had any experience at dealing with such issue or similar.

How to stop worry and start see less condensation on patio door

I promised to keep this blog posted on the matter:

issue: Mold under the carpet in bedroom.
status: resolved.

Timeline:
1. Called the office and staff came next day with inspection. The guy was not very helpful with comments like "you should keep humidity down to the recommended levels". However we aggreed that the issue looks really bad and guy promised to send a trade to work.
2. Trade's man was really good. He openned the carpet fixed what was necessary and didn't blow any bolonie on "recomended humidity levels". He also recommended to install double glass panes to improve the insulation.
3. So we did. At cost of $1500 both sliding door outside panes were replaced to doulbe glass.

Conclusion:
It seems that we bought into units with doors that are just cheap. If upgrade is an option, go for it, I am happy with mine. Note, the colour of the panes has to be the one of the original doors, otherwise there might be trouble with condo rules. I got mine from the same company: Power Windows it was.

Did you get permission from Condo Corp/Property Management/Condo Board for changes to panes of glass? Don't the windows and doors belong to the condo corp? It may be an insurance issue?

I had water under my hardwood

I had water under my hardwood floors back last summer. Turned out that there was no waterproof membrane along the outside of the window wall in my living room. The water was coming through the wall underneath my floors. The Developer was here the very next day and had my floors ripped out, the waterproofing done, and new floors laid the following week. It was inconvenient for me, but the work was done incredibly fast and of course, no cost to me. Do you think your situation is similar? Is the water coming through the wall? Have you contacted the Developer Customer Service?

Find the source of the leak

First ...You should contact customer service and/or property management ASAP! If there is a construction related issue, they will need to fix the problem. If not a construction related issue, they should be able to direct you on what you need to do.

The most critical issue is to find the source of the water leak. What you described happened to me once at a previous property. One day we noticed a musty smell. After some investigation, found wet carpet and traced the leak back to the HVAC system. Plumber came and fixed the leak, were then dried the carpet with heaters, replaced the wet under-padding underneath the carpet put everything back together. If there is a lot of mold I would recommend replacing the wet carpet.

Car Broken into

My car was broken into.
In the parking garage!
Now either someone who lives in the units broke into my car,
Or someone let some kids who don't live in the building follow them into the parking garage.
I just wanted to let everyone know that this happened.
Please be careful who you let into the garage.

My car was broken into as well...... It is unfortunate, I feel violated... Plus the garage door has been broken for days last week! I reported it..... Also I do challenge who is down in the underground, they get their nose out of joint, but I don't care, I want to know that if some one is following me in the garage they have a key, or the remote to get in...

If your cars are the first

If your cars are the first two cars broken into the underground garage, I am sorry to say that these individuals finally decided to move in to your complex as the new target. My complex was a target before as well since our complexes are not far from each other. Unfortunately, their pattern is going back again and again until your property management and board are able to have better security. Management and board MUST send out notices to be delivered by hand from door to door to all residents notifying of these break-ins. I strongly advise that you demand from management that these notices are sent out before this week is over. Secret is not to leave, even a penny, inside cars parked as they will smash car windows just to steal coins. And never have any remotes to the garage doors left inside since they will take those too.

Other developments are going

Other developments are going through the same thing but from what I have heard, the board and property management initially retain a security patrol on foot until surveillance camera is installed. It appears that the culprits target new developments knowing that security system has not been in place yet but they will move on to the next new development or stop coming into your development once security has been put in place. Make sure all residents are aware and observe crime prevention procedures. Please make sure that you report the incident with the police.

Sorry to hear that. Unfortunately it's a common problem all over the city... you can't leave anything in plain sight. Luckily these instances are happening much less frequently in our development. You should email the board of directors and/or Taft, our property management company, and let them know about your car.

Has anyone had or heard of

Has anyone had or heard of issues with teh dryer vents.
My dryer isn't venting in my unit.
When I bought it seemed that the current owners didn't have a dryer hooked up but I thought nothing of
it as they were in the process of moving out.

I found it rather strange

I found it rather strange that property management is taking strong action for residents who are unable to comply regarding use of white color for all shades, windows etc. However, property management are unable to perform their duty with regards to use of visitor's parking. This has been an ongoing issue since day one and yet property management has done nothing.

Once the board has been set

Once the board has been set up, property management takes instructions from the board. Management cannot just act on matters without instruction from the board. In other words, take matters with the board for any issues and concerns.

Parking garage

Last Friday I caught 9 kids hanging out in stairwell C. When I entered, 6 of them scattered and the other 3 stayed. When I got to the top, another kid tried to break get in to the stairwell, but I scared him off. When I went back down to my car to grab something, one of them tried to follow me in. When I asked him if he lived there, he said no but his friend did. I told him he had no business in the garage and escorted all 3 out of the stairwell.

Please try to be diligent when entering and exiting the garage. Do not let anyone in that doesn't look like they belong.

I have started to monitor the same vehicles that park in the visitors area and i have copied there licence plate number, I have spoken to city hall and i was told to start calling the tow trucks and parking enforcement. I cant wait to see this happen.

You should try to spend your energy on positive thinking.... In my last condo they had a pay visitor parking system. After midnight you have to pay through the phone and register your plate and that generates some money for the condo....

We are all behind you for calling the tow trucks!!!!! And to the person who said they rent here and need to park.... Well , if the landlord does not rent you a parking spot along with the apartment, then you will have to purchase a parking sticker and pay, yes pay, for street parking....... That is life, and if you don't want to pay for street parking do what the other person kindly suggested, rent a spot below.....

We are also going to start writing down plates, all the famous cars parked all over the place, including in the fire route, yes people, move it or loose it.... you can't even get down to the parking garage properly, also winter is coming and the city will need to clear the road....

Board

I am not part of face book, it is not my thing, can someone please update us as to how things are going? re the board? etc.... Window cleaners have been here but haven't finished the job? Also parking? What is the board doing or going to do about that? Perhaps it would be a good idea if the the board could update this blog for us? Parking is out of hand, and that person is right, it is the same cars abusing the system.... I am not to happy about what has been going on around here. Due to the rentals of alot of these units it has become a party place... The other night on one of the end units people where screaming and yelling outside, drunk and also smoking up! Just about called police, this was 1:15 in the morning..... It's really sad for us who are owners and have families in here

Not sure why you blame these

Not sure why you blame these problems on renters as though those that rent are trouble makers! I know there are owners who also cause problems. One of the units throwing a bottle from an upstairs patio onto my visitors vehicle one night causing damage and almost hitting us in the head. Some people in general just do not have respect, not necessarily people who rent.

Parking

There is no visitor parking, it is all used by people that were to cheap to by a parking space. It has been the same vehicles every day since people moved in. The board of directors will have to take control.

When people actually have guests over it's impossible to find visitor's parking due to people taking advantage of our currently unmonitored system.

There are many people who rent in this complex that were unable to purchase a parking spot and have no choice but to park in visitors as the city of toronto will not allow a person to get a street parking permit if there is a parking garage associated with their address. It is not about being cheap! There are some very rude and disrespectful people living here, one man who used some extremely foul language towards me after my parking in visitors. I understand it is difficult for visitors but I also have visitors and they obtain a parking pass from the city for 20$ to park anywhere in the area or suck it up and deal with the 30$ parking ticket they may get. People need to relax

If you're a renter without a parking spot, it's your responsibility to rent a spot in the garage from another resident. Your landlord's unit would have come with a parking spot and garage door opener.

We have a Facebook group where you can ask if anyone's renting a spot or ask on here. If every spot in the garage is taken and none are available for rent, you can apply for a city street parking permit.

I don't think it's right for other residents to accost you on the street when parking your car but you're in the wrong for using the visitor parking on a daily basis.

I believe the new Board of Directors will be taking visitor parking very seriously in the near future so you're going to need to find a legitimate parking spot soon.

Absolutely agree and I will have to do something for parking, however after being screamed at by a neighbour I obviously do not have the greatest views of the people living in this community. And after reading many of these posts just stengthens that view. So much negativity going on, pointing people out, their vehicles, even putting one persons address online! Not very appropriate, so I am definitely not interested in talking to any of the neighbours in order to find a parking spot. Anyhow, could you please post the link to the facebook page? Thank you

So your going to judge the entire community based on a few people. That is very unfortuante and short sighted. I have lived here for over a year and for the most part I have met fantastic people. Yes, there are a few that are not, but that is no different than anywhere else. I agree... some people have gone a bit overboard with some of the things you mentioned but that would be a very small minority. Most likely out of frustration as some people blatantly disregard the parking rules. This will likely change now that the board is set up.

When I needed an additional parking spot I reached out to the community and was able to easily get one to rent. Try it.

Each unit came with a parking spot (mandatory purchase required). If people are in a unit and they have more than one car (owners/renters), parking in visitor parking is not the solution. These people should be renting spots from other owners who do not have cars. There are many of them here. If people did that, many of the visitor parking issues would be resolved.

Bike Theft

Hi I just moved into the builings and I had previously read a post about bike theft.
I just wanted to post here something that I noticed.

I live at the end units so I can clearly see the trail running along the tracks and the bike racks at that end.
I noticed Monday Septmeber 26th around 10:30 am a group of male highschool gym students running for their class down the path. They were all wearing matching shirts but unfortunatley I could not see the school name. One of the students seperated from the group and came over to the bikes and started shaking them to see if they were unlocked.

I thought this could be useful information. It would be possible to find what highschools are in the area with all boys gym classes at that time.

Thanks for your insight. I can't wait for the turnover meeting. I will continue to monitor the situation and gather as much evidence. Last night, shoes were left this time in my unit's planter. It's ridiculous!

After all the units have been registered, the property management will be sending out a notice regarding a turnover meeting to be held at a date to be determined and also requesting that those interested to be nominated for the board must complete the enclosed form and submit to the property management office. It is very important that as many unit owners attend the turnover meeting to ensure that there will be enough unit owners present to vote. Please check the rule on that for the percentage required. I think its about 20% or so but I could be way off on that. If not enough people show up, the turnover meeting will be moved to a new date which is not good. The sooner the corporation which runs the condo is turned over to the owners from the developer, the sooner you will gain control of your condo, especially with issues around the common elements.

garbages at 351 wallace ave.

I have emailed again the property manager about the garbages left outside. I have noticed recently, there are more boxes and garbages left outside the chute. Residents just don't care about their community. This behavior has to stop. It appears that Peter Tanase chose to ignore our concerns. Does anyone know who else should we contact to resolve this issue. I have emailed Peter Tanase a few times with photos attached but I have never heard back from him.

I agree that are certainly those here who do not care about are neighbourhood. But i also think that a big part of the problem is that the garbage shutes are great in theory but are broken or off more than they work. I know they shut them off at night to reduce noise to some of the close by units but it becomes a real pain when someone gets home from work and wants to throw out their garbage but they get to the shute and it's out of order. And although they should walk it do to the garage and throw it in the extra bins it is a pian.

Also, I still see people who don't understand how the chutes work. They put garbage, recycling etc. in either before pushing the button or while the machine is still moving to the appropriate bin. We need to have a different more reliable system. It would be nice if the button would stay lit up to show which mode it is in.

I plan on bringing this up if we ever get a condo meeting. I have sent emails and called both the builder and Taft. Both either don't return my messages or claim it is the other's responsibility.
