Have Peter Tanase listen? Gather signatures from owners that they will want to replace the property management company or directly forward these signatures to the top guys at Taft that Peter Tanase is not doing his job effectively. Perhaps this will do the trick. Once the corporation has been turned over to the owners after registration and the board of directors elected, much can be done by the directors to ensure that the property management company works for you all, the owners. And if they still continue ignoring the owners, replace the property management. Good luck.

After the turnover meeting, the property management company will work for the unit owners so if they want to keep their contract and renewed for the years to come, they will have to start delivering the services at everybody's satisfaction.

The current management

The current management company needs to be replaced as soon as possible. Does anyone know how we get a board started?

We have e-mailed the builders

We have e-mailed the builders and the management company asking how and when we start a management board. Neither has responded. We also have pictures of the garbage, adn the abandoned car in the corner. We asked that it be towed away and included a picture of the licence plae. We did not get a response to that e-mail either. Yesterday evening when we parked our car there were several spots in the underground garage where water was leaking in. In one spot (we took a picture) water was leaking generously through an electrical outlet. Yes, an electricial outlet. Now I don't know about anyone else but it is obvious to us that water and electricity are not a good combination. We e-mailed a picture of this. No response. We residents have been abandoned. Someone is taking our money and using it for - what? It's a mystery. What are we going to do?

garbage

On a daily basis, you'll find garbages sitting outside garbage chute particularly near stairwell A. I almost tripped a few times when it was left just outside the door entrance to the parking. It's very frustrating and annoying. I don't understand why people can't follow simple instructions. Cigarrete butts, litters and even mcdonald's cup left on my unit's planter. I remember seeing a large lcd tv, dumped just outside at one point. Some items that I have seen many times were pizza boxes,paper bag from mcdonald's. I bet they are from the same people.
I alreaDY emailed property management to remind them of this occurence but they have not replied to my email. I agree, property management has to do a better job about this. And besides, we are paying them.

Once the units are all

Once the units are all registered, the current property management will send out a notice regarding the turnover meeting to elect the new board of directors. Unit owners who are interested to become directors will have to submit their names. Note that if there are not enough people showing up at the meeting to meet the quorum, the meeting will have to be rescheduled. The sooner the new board of directors are put in place, the sooner the Corporation will be able to tackle all the issues.

Comparisons

We have been registered for 2 months now. Taft-Forward is supposed to contact us about a turnover meeting.

Brownstones on Davenport registered in early May and Taft contacted them a couples weeks after that about a turnover meeting for late June. It ended up being delayed for them because not enough people showed up. I would hope that they have set up a board by now.

I think Taft is either dragging their heels on getting a board started at BOW as they know we will likely replace them with another property management company or they are busy with the Davenport site.

Hi, I to expect a board done, and ASAP , plus we will have to get rid of Taft mngt , since they r useless.... The garbage issue is awful, bugs , flies, and he doesn't listen to our concerns. Visited parking is awful here, abused, this will have to stop. To many renters here who r abusing this place. Loud parties, people drunk swearing in the early hours of the morning , people shooting off fireworks off the roof top of the units!!!! This wi all have to stop ! And will not b tolerated by owners here! People puking in the grates, along with people parking in the underground when they clearly don't have a spot! We will have to get together and have them towed . Also people allowing their dogs to pee & poop on the property, very wrong , the Parker as well ! Come on, have some sense people, kids play there!!!

I agree. This is supposed to be a condominium community where our investment is protected. Any other condos. I have visited have had noise by-laws, trash by-laws, and parking by-laws enforced. We had company from out of ton and they commented on the garbage smells, both inside and out, the garbage by the chutes, the lack of air conditionin in the condo. (no matter what the thermostat says it is always humid in here) and the abandoned car at the end of the units. One unit has tenants with the word "f...ck" on the posters facing outside. These same people have overflowing ashtrays and were peeing in the common area last time they had a party. This has been brought to the attention of Taft who have done nothing. I am appalled at the lack of service we have received regarding our concerns.

Parking spots at condos/condo towns are usually only available for rent to other residents in the same building. I'm not sure that you would be allowed to rent to someone from outside your own condo building. You can double check that with your Property Management company. There are issues with security because of the remote control for the gate/garage door.

Because the complex is a condo corporation, the individual owners do not own the balconies, the exterior walls, the windows, the doors, the common areas, etc. So, the homeowners are not allowed to attach anything permanent to a common element. The railings and the balconies are considered a common element with exclusive use privileges to the individual home owners. You can double check all of this with the Condo Corp and the Property Management company, but satellite dishes are probably not allowed.

Possible attempted bike theft?

I think a woman may have been trying to steal a bike last night. A little after midnight I heard a bit of noise outside and wasn't sure what it was so I got up and looked. At first I didn't see anything and then saw a woman sitting on the ground doing something with a bike that was locked to one of the bike racks. I opened my window to ask her if it was her bike and I think she saw me so got up and walked away. She had a small flashlight with her and a backpack on. I was half asleep so didn't really know what to make of it at the time. But today thinking about it I think she was trying to get the lock off, and I doubt it was her bike since it was after midnight, she had a flashlight in a well light area and she walked away when she was seen.
Did anyone else see anything? I think we need to keep and eye out for things like this.

air conditioner

We have the same problem with ours. Our unit goes to 22 but won't go below. Normally 22 would feel pretty cool but our place doesn't which makes me think the thermostat does not work properly. I was thinking that maybe we should try contacting the air conditioning manufacturer to see what they say....

Important Bycicle Users..

Hi Guys.. I've seen a lot of you struggling to open the Garage door located at the South side and at the same time pulling your bycicle out..
You can instead stand in front of the Automatic door and pass your foot in front of the Yellow box (at the lower right side of the door), and the door will open..and you can ride your bycicle out..

Air Conditioners

for the upper units the air conditioners are not cooling our place down, the blower runs non stop , it wont go down between 23-24 degrees??? They have come in several times , trying to fix the issue, but can't seem to get it right, I feel the units are to small for the upper levels, even put in 20 amp fuses since the 15 amp were always popping.... It's never cool in our place, can't imagine what is going to happen when it is 30-40 degrees out?

The air coming out of the vents is cold ...... between 5 - 7 Degrees C (42 - 46 Degrees F) but are having trouble getting the temperature in the unit below 25 Degrees C. If we set the thermostate to anything below 26 Degrees C the AC and furnace blower run for long periods of time.

Hi, i am from Brownstones on Davenport and had same issue - A/C not working properly. They came 3 times already to fix it. The last guy who came said i have to turn off and on my breaker whenever it happens. So i tried this yesterday and it worked, cold air started blowing again.

Garbage Shute noise

Is there anything that we can do about the noise of the garbage shute? For those of us that live close to it the constant banging of it is quite annoying during the day and downright startling during the night or early morning. With the windows now open it is especially noticeable and we've been woken up numerous times late at night or very very early in the morning to the banging of the flap and pouring of items into the shute.

Perhaps we could set appropriate hours for use and/or find a way to silence the banging??

Given the non-efficiency , disturbance of those chutes, and the potentially high cost of "fixing " almost weekly those chutes, would it be easier to just suppress that stupid service, and have clean organized big bins in the garage?

I agree the chutes are terrible. It doesn't help that most people aren't using them properly and either don't press the buttons, press the button at the wrong time or don't bother to push their stuff past the flap (granted the flap makes this difficult and I ended up with a nice bruise last week attempting to do this). Since things aren't being sorted properly its unlikely that any of our recyling is actually being recycled since there's lots of garbage in their too and the the whole lot of it will go to landfill. It seems that the old fashioned bin system might be the way to go, and its a lot cheaper!

Rogers Cable

I had scheduled Rogers to come in to install cable/internet on Saturday and the Rogers Cable Lock Box was empty - the key to the mechanical rooms are not in there which means Rogers cannot setup up any services.

I've called Peter @ Property Management and he was very helpful but did anyone else have the same experience? I"m hoping this will be resolved soon.

Had the same experience and found out that Rogers has a lock box in the garage
where they keep the keys they need.. so they ALWAYS have access to the keys they need....
if they pretend they don t...just because they don t want to go through the assle of giving you service that day.....happenned to us twice before to find out for the next Rogers technician.....

aren t we glad to pay them and also tell them what to do? ( but i am not frustrated...lol)

Rogers does not need access to the mechanical room to set up your cable, all units are prewired. What they need is access to the panel in your unit, ours is in our master bedroom closet.

When we take ownership and

When we take ownership and have a management board we can decice on how to prodeed with fines, etc. re people who are not being considerate of the condo. by-laws, such as dumping garbage, using balconies for storage, locking bikes to railings, etc. Also perhaps we could spend some money putting a fence along the laneway at the east side where the garages are. This would prevent people from that garages strolling through the property. It might be a deterrant to would-be mischief makers if they have to publicly walk down Wallace to come through the main entrance.

how tall would this fence be? if it's not too tall it's too easy to jump and then we're just wasting money. if it's tall then are we just fencing ourselves into a closed community? i haven't seen people aimlessly wander through our complex causing damage. for those who do want to cause damage they'll go around. let's be careful not to waste collective money on ill conceived projects.

On the Davenport thread, somebody mentioned that TAFT had scheduled a turnover meeting for the end of June and they registered in early/mid May. It could be late July before movement on a condo board takes place at BoW.

Discarded Furniture

There is now some discarded furniture (couch, table, ) that has been dumped beside the scrapyard fence at the end of the pavement. I hope people are not going to sneak around using this areas as a dumping spot.The scrapyard is unslightly enough without having old rotten furniture piled up on our side of the fence! Please if you have stuff to get rid of call a junk removal truck a junk and pay the fee to have it picked up. It isn't that expensive!

Air Conditioning

Has anyone yet tried running their air conditioning unit? I had mine running all day yesterday and never got it down past 23 degress? it is not cold air , just cool? Anyone else had a problem?

I am also experiencing issues with Air Conditioning. They have checked the breaker already once in my Electrical Panel, but it tripped again last night in the middle of the night. The breaker trips which causes the condensing unit outside to stop working, which means that only the fan is blowing, but it's not cooling. Have you called Customer Service? I didn't call today, but will be sending an email and calling them tomorrow. Is anyone else having this issue with AC?

Ambrosio and a Master Electrician came Friday to try to figure out why the breaker keeps tripping. They're not sure what the problem is. The electrician says that the panel is fine. So, they are now planning to change the thermostat and may end up having to change out the entire condensing unit. Ambrosio has promised me that this problem will be solved this week. Have you called Customer Service? They will likely be back here today or tomorrow. I'm sure that I'm not the only one that is experiencing this issue.

scrap yard stench

starting at around noon we noticed some awful stench coming from the nearby metal recicling yard.
Boy, what a bad stench and it may give you a bad headache too.

Hazard and lots of pollution, all I can say about that yard. People, we got to do something about that.

So, I spoke with my neighbour, and he got a really good idea to post information about how to deal with such sort of public nuisance, say facts and pictures, that eventually may grow into a case in a court.

I'm not so great at computers. Anybody knows how we can go about it ?

I can totally smell it too from my unit, it has taken over all the floors. I'm afraid to open my windows because it seems like more and more is coming in. It smells like fromaldahyde that is used in a lot of the household appliances such as fridges and stoves that are being burned in the scrapyard. From the high temperatures of the summer it spreads out.
We have to do something, talk to Health Canada, complain to the newly elected Mr. Cash that represents our area or even spread it in the news. This is what it can do and even more. Read more about it at Health Canada.
Formaldehyde causes cancer of the nasal cavity in laboratory animals and in workers exposed to formaldehyde in their jobs, but only at very high levels of exposure (thousands of ppb, or higher). The levels of formaldehyde in Canadian homes are well below levels of concern for cancer.

Exposure to moderate levels of formaldehyde (hundreds of ppb or greater) can cause a number of irritant symptoms, including temporary burning of the eyes or nose, and a sore throat.

Some studies have suggested that people exposed to formaldehyde levels ranging from 50 to 100 ppb for long periods of time are more likely to experience asthma-related respiratory symptoms, such as coughing and wheezing. Patio Sealant

Hi Neighbours - It's my understanding that the odour you could smell was patio sealant; the units on Block A were having the edges of their patios sealed yesterday. With the heat it was magnified.

I work in a medical lab and we use the same compound, and I know for a fact that it is fromaldahyde. I figured they were using it in the junk yard but it does make sense becuse the same compound is used in construction. You could read about it in health canada. Anyway it is very dangerous if we continue to breathe this throughout the summer, as it is activated by heat in the air. It is a carcinogen and allergen known to cause leukemia and cancer of the nose and lungs.
I hope such a case is not repeated again otherwise there will be repercussions for our families that live in the neighbourhood.

I live in block E so we are

I live in block E so we are on the far side of where the tracks are. I never hear the train unless my windows are open and even then it isn't very loud. Only the go train runs that line and I beleive it's only every hour during rush hour and maybe doesn't even run on weekends. You can check the schedule on the go transit site. It's the line that goes to georgetown. As far as metrolinks is concerned. That is going to happen and the battle is still being fought over diesel trains. You can find some information on this site with the current plans with sketches. The metrolinks is good and bad. The diesel issue is obviously bad but the project itself is going to revitalize the area.

TRAIN NOISE???

Hi there, I'm looking into buying a unit at BOW and I wanted to know if anyone could comment on if you can hear the trains, what you hear if you do (i.e bells vs. motor) and how often they run. I'm a little concerned about this an wanted to get some feedback. Also, there was a big stink in 2009 re. the Metrolinx / GO Transit project and them desciding to run deisel trains on that strip by Wallace. Does anyone know the result of this, is it going through or did the people win and it will be switched over to electiric. Your comments are much appreciated. THanks.

As far as train noise. I believe a few VIA/Amtrak trains go by at various points throughout the day. There's also a few GO Trains that go downtown in the morning and leave the city around dinner time. Then as you know there will be trains going to/from the airport in 2014 or 2015...whenever they get that finished.

In the winter when our windows were closed, we could barely hear the trains. Now it's spring and our windows are open, I notice them from time to time but it doesn't bother me. It's not like they're so loud that you need to turn up your TV or anything. I don't think the area is any more noisy than other parts of the city... you're going to hear TTC buses, streetcars, traffic helicopters and sirens faintly anywhere in Toronto.

Hi, we live in Block F (Right On Wallace avenue) and the train noise is very minimal when you are in the units. To the point that I rarely notice and couldn't even tell you how often the trains run. You'll hear the occasional horn once is a while but for the most part, it has not been an issue. You'll hear them more clearly when using your outdoor patios but again, it is not overbearing at all. I call it the sounds of the city!

I have heard the usage of the rail corrior will increase but to what level I do not know. I think read the current plan is to initially use "Clean Deisel" and to move to electric in the future... but I'm not 100% sure of this.

In terms of current train noise, I recommend you come by the site and spend some time here and listen for yourself. In terms of the future plans for the corridor, try contacting the local politicians. I'm certain there is a forum topic on this.... then make your decision from there.

Thank you both for your replies, that was very helpful. And your right, these are noises of the city, I lived in a coop off the gardener for 10 years so with those I am familiar :-) Guess that’s why quiet is a feature on my list but it doesn’t sound bad from what you are saying. I'll come and check it out. Thanks
