All purchasers of broadway unit expect at least between 390000 - 400000 $ right after final closing in January or February 2011.

very solid construction

Brownstonesonwallace is different from the previous projects of the same builder, because the previous houses were wood-made, but our new house is solid-concrete-made with granite countertop and other facilities much more upgraded. So, the price must be at least 390000-400000 $ at the moment of final closing maybe in January or February 2011. Purchasers should sell Broadway unit at least at 390000 $ after final closing.

subway very close and supermarket nearby

I usually take subway to go to my workplace. I drop by Price Chpper's and Shopper's Drugmart on my way back home. Dundas West subway si so close. The location gives good value to our units so I agree the price is between 390000 - 400000 after final closing.

If possible, keep your unit a few more years

The location is developing with another housing project right across the avenue and the housing price is still going up fairly fast everywhere. So, if possible, keep your unit a couple of more years until the price reaches 450000 $. If this unit were in North York area, it would be around 600000 $ even now. Don't sell and keep it long ! The initial price after final closing must be at least 400000 $

I have the same unit, and occupancy end of the month as well. Just out of curiosity have you talked talked to an agent about price of selling, or are you trying to stick with renting it out (how's that going)? I have talked to a couple and have a had a wide variety of prices.
FYI I won't be selling for a year or two.

I'm no real estate expert but I think you may be wise to wait a year or two to sell. There seem to be a lot of people who are trying to sell their units right from the start. With a lot of current supply, prices will be kept down. I mean, they'll still make money as the values of the units have gone up, but this probably explains why your hearing a wide variety of prices. Some owners probably experienced life changes over the past three years and they want to sell, just to move on.... while others are investors and they want the highest value they can get. Who'd like to take a guess at how long it will take to register?

I've had friends move into Yonge/Eglinton highrises and register within a month or two, while others a lot longer... Given the scope of our project and such, I would hope its not very long

We bought blinds from Blinds

We bought blinds from Blinds to Go, we priced the same ones out at Home Depot and it was going to cost $5300.00 plus installation. We went to Blinds to Go and they Quoted us $1400.00 plus $25 per blind to install. We installed ourselves.

Went to Bouclair and had them

Went to Bouclair and had them custom cut to size (free service), 2" faux wood shutter style in white for all 7 windows in the unit (with the exception of the two sliding doors, they are drapes). Total was $475. I installed them myself. They have a selection of standard sizes and then they cut them to the actual size needed.

For those who already moved

For those who already moved in, would greatly appreciate postings of feedback of the quality of the units. Just nice to know what we should expect with the workmanship and overall quality of materials used that would affect soundproofing and sorts. Thank you.

Bell Connection at Brownstones on Wallace

According to Robert Falus, Bell will not have a connection to the Brownstones on Wallace site until after registration because of "a number of problems we had with them on other projects."

I’m not a big fan of Bell but I do rely on their service. I'm currently without phone and fax and it's impacting my personal and business relationships. I now have the option to switch to Rogers phone or wait several months till registration is complete and Bell has been allowed to make their connections.

Is anyone else in this situation?

Safety Hazard

A loose divider between patios has been mentioned here.
So I paid attention to it during my PDI. In my unit the piece is barely hanging on.
The inspector put it in the list.

I don't want to wait one year, but developer doesn't seem to listen to buyer concerns.
I wonder if someone had the similar issue and had it fixed. How do I go about it ?

I spent over 12 hours an 3 days on the phone with rbi to finally get them to do it. My lawyer told me that next time I should call an insurance broker and they would know how to properly handle this situation. Hope that helps! Ask your lawyer to give you the name of a broker he/she is familiar with.

Stair Railing Question

I have been by the site many times during the construction and I noticed some interior staircase railings are either a natural light brown wood finish or dark brown. Did people have a choice or is the railing colour based on the hardwood floor colour selection?

We selected dark brown hardwood flooring for our Block G unit and I'm hoping the dark brown staircase railings are used.

If anyone who has completed their PDI, or actually moved in and have dark brown hardwood floors, what colour are your interior staircase railings?

We just closed on our unit

We just closed on our unit this week and have moved in, we had to give a chq payment from the closing date until the 30th Sep and then 6 months of pre-signed chq's. The Brownstones lawyer did say that she did not think it would take 6 months for us to take ownership. We are in block A

The builders are working all hours, some of them were here until 9 last night and back in again at 630 this morning. Hopefully the rest of the units will be ready soon

liability and contents insurance for premises

No we didn't have any trouble obtaining the insurance, we just called the provider of our policy at previous residence. We did everything over the phone and they sent it directly to our lawyer.

I'm block e and spoke with rob falls last week and he assured me that I would definitely be in by sept 30 th or sooner. Did your last letter say sept or oct30th? I would call rob and speak to him directly, the customer service girl couldn't answer any of my questions and didn't appear to know what was going on.

From my conversation with CS, it was made clear that there will be no occupancy on Sept 30 for folks in Block D.
They anticipate it in the end of October.

I wanted to know how long it would take to get the keys once occupancy was granted. The lawyer called so he could see when they thought they would get clearance to move. They wouldn't give him any info beyond the sept 30th date. my lawyer said it usually only take a couple of day after your pdi to get the keys but I am not too hopeful of that since everyone's occupancy is coming up at the same time.

I was by the site yesterday (Saturday) and there was a lot of activity going on.

Just came back from my walk along Wallace.
They removed fence gate, installed lamp posts along the garage road.
I was able to walk into the site where I met someone, likely a security guard, but very friendly. He told me that garage door is installed, and there are folks have moved in already.

I went by the site and it is

I went by the site and it is true there is someone living there. The unit is in block "B" and it is the upper end unit at the East end of the block.

There was a male unpacking boxes and I could clearly see furniture and boxes inside the unit.

I will be calling Robert on Tuesday to find out why that unit is being lived in while the rest of us are being told that the city hasn't issued the permits yet to allow us to move in.

For those of you who still read this blog that have purchased units and are being told the same excuse as I am, it would probably be to everyone's benefit to call Robert and voice your concerns.

On different topic, if we ever get in to our units is anyone interested in a "Get to know your neighbours" event? Nothing overly formal but some sort of arranged time. This would also be open to area neighbours not just us in the Brownstones on Wallace.

I got this as a reply to a question I asked Robert regarding occupancy:

"Occupancy was granted on a few units late on Friday – they are going to walk through a few more units today and I anticipate receiving occupancy paperwork by days end for Blocks A, B, & C. I will be updating the blog later today with more information."

If you haven't seen the other blog that Rob set up, occupancy has been granted for blocks A, B and C. No parking underground available as of yet, however.

Get to know your neighbours

A get to know your neighbours event would be fantastic. It might be good to plan something close to Halloween as that would (hopefully) be close to when every unit is occupied.

i dont know if anyone has been formally granted permission... but when i drove by last night it looked like one of the units in B Block was being lived in. Lights were on, furniture and boxes were near windows and a bike was chained to the railing.

The site is much more open now except for the last block along wallace which is still closed off. You can essentially walk into the site and check things out. It seems to be coming together

Timeline for PDI vs. actual occupancy

Hey everyone, thanks for the progress updates!

Just wondering if anyone knows the timeline in terms of occupancy following the PDI's?

Several people by now have had their inspections, I'm just wondering and is there a concrete amount of time set for occupancy following that ie. one month?, or do they do the inspections over the course of several weeks and give everyone occupancy at the same time?

No info for a PDI for me yet, but just trying to plan ahead.

There is not a set time. Once

There is not a set time. Once the site is deemed safe to occupy, I'm certain they will schedule occupancy dates for those who have already completed their PDI.... But I doubt occupancy will all be on the same day..... especially with the growing backlog.

For those who have their PDI after the site is deemed to be safe to occupy, the actual occupancy should not take too long at all. The repairs to the deficiencies noted during your PDI inspection will likely continue after you are in your unit.

In either case, you will receive an occupancy date letter. It will be sent to you and your lawyer. Im guessing Ttese will likely come shortly after the site is deemed safe to occupy.

We're block E and our PDI was just booked for Sept 16. I highly doubt you'll be in for the 15th... Not sure how long it will take to get the key's after the pdi assuming occupancy is granted.

I went to the site today and spoke with a supervisor there. I wanted to know how far along my unit is. I am in block F and they said that block is their #1 priority. They are making a big effort to complete. The hardwood is going in this week and carpet will be next week. I asked if the 15th of September would be possible and he said possibly but no guarantees.

How much time were you (anyone) allotted for the PDI.

We were allotted 1 hour for

We were allotted 1 hour for our PDI's and we used the majority of the hour. From what I have seen 1 hour seems to be the norm which really isn't enough time.

The goal of the PDI, is to identify deficiencies that the builder should try to resolve before you move in. I do not think this has been the case. I read that PDI items that have not been completed before you move in are supposed to be added to the 30 day form.

IMO the most important timeframe is related to the 30 day form. This is the one where you have time to truely inspect your unit for deficiencies.

You are given an hour (at least I was) and its more than enough time. Robert will have likely gone through yours already and made a list of what he saw. You can go through first on your own then Robert takes you through showing you what he saw. Thats the way it was for me, I don't know if things have changed otherwise since then.

I hope you don't take offense to this, but we're getting a little overwhelmed with comments about Brownstones on Wallace, Brownstones on Bloor, and to a lesser extent the Brownstones on the Park. The conversations and info sharing are good to have, but it's drowning out the other topics.

But...don't go away yet. :) I don't mind if you keep posting, but I'm just going to filter which comments appear in the "Recent Comments" sidebar on this website. You can still keep up-to-date with the comments on these threads in the following ways:

Re: Update and PDI Info

I went by for my PDI today and things are really coming along at the site. They told me the garage was being painted today and there was a lot of activity around the parkette (or whatever they call it). The door to the garage is not in yet and there certainly looks like there is a lot of activity on the 2 last units closest to Wallace ( I think F and G?).

As for the PDI, I would not say that the workmanship is quality. I would say cosmetically the units look good, but there were many issues in my unit (Greenwhich). I will list some of the major issues that you may want to take a look at in your own units, to ensure they are done properly:

- paint issues all over
- issues with carpet seams all over
- issues with paint and grout spilt on other surfaces
- issues with nicks in baseboards all over
- no sealant on the back of the pedestal sink in the powder room
- fan covers throughout unit not flush to celing
- missing shelves in kitchen cupboards
- a few surface cracks in walls (2 spots)
- sliding doors in master and terrace not screwed down
- terrace wood dividers not bolted anywhere - just glued!
- no caulking along flashing on terrace and around brick on terrace
- terrace door not properly installed
- air conditioner not bolted down (although they said none of them are right now)
- doors not on mechanical cupboard
- and several other issues throughout

I am posting this so that you can keep these things in mind as you go through your units. I am very pleased with the layout, the kitchen finishes, and the sizes of the rooms are within an inch or 3 of the floorplans. They said that these fixes will be done in the next two weeks ( I think longer), and occupancy shortly after. If all of this had been done right the first time, this would have been easier for everyone, the builders and the purchasers. That being said, I am looking very forward to moving in and meeting all of our neighbours!
