Windows cleaning

Talking Property maintenance....
I am planning on calling the BOW office about this but, would anyone know if a date has been issued for the cleaning of the residence windows??
Our unit starts to be beyond dirty levels on that aspect and our windows are totally out of reach for us to clean ourselves.

I was just speaking with Noel, the Superintendent, outside today. He told me that they will be doing lots of exterior work now that the weather is nice. There are a lot of them around today doing various jobs around the complex. Hopefully the window cleaning is on their schedule!

Cigarette Butts

To the smokers who live at 35 and 25 Elsie Lane please stop flicking your cigarette butts on the walkway and grass. Cigarette butts do not break down and are not good for the environment. There is a thing called an ashtray, I suggest you use it.

Dog Poo

Just to let everyone know, we found dog poo in the underground garage..... at least 3 piles of it behind the bike racks, also we could smell urine, a tennis ball was also laying there.. It's really sad that this is going on, obviously people don't care? :( I have no clue as to what should be done about this and finding dog poo outside around our property

That's great!!!! We get ownership, and then Elsie lane will become a city street!!!! And you know what that means!!! Parking enforcement!!!! Have you notice all the signs up that say fire route, no parking ,tow..... ? Well guess what, I can't wait , I am sick and tired of cars parking all over and overnight in visitors!!!! People watch out!!!! We will be calling to have them towed!!!!

Elsie is not a public street

Elsie is not a public street and it's status does not change with registration. The city has an easement on Elsie, and in the event that the scap yard ends up being redeveloped the city may choose to make Elsie a public road. Fire lanes are enforceable on private raods (like Elsie) but it's unlikely that the city will tow a car, they'll just ticket it.

As an aside I have to say, your attitude seems pretty anti-social. While I agree that the visitor parking has been an issue, and the new board will need to deal with it, taking pleasure in the ability to call traffic enforcement seems kind of petty.

It's being abused with

It's being abused with Visitor parking..... As you can see... It will be made a public street... I don't know where you keep getting your info from? It is not a private street, it will be public, also cars will be towed..... I am tired of no parking space for visitors, and the fact that people are to cheap to purchase a spot for a 2nd car but want a freebe!! It wouldn't be a problem if it wasn't abused....

I think the other person is

I think the other person is correct about the status of Elsie lane. It is a private access road which will be maintained by the condo corporation / management company (signage, maintenance, snow removal, etc.). I do not believe the city will monitor our visitor parking. That will fall into the hands of the condo Corp / management company. What I'm not clear about if the city will enforce the Fire lanes. That is a big issue here.

Suspicious Thugs in the back ally driveway

FYI: I just noticed 2 Thugs today @ 5:50pm walking in the back ally driveway, they stopped and looked at Stairwell door 'C', then they saw my wife and I watching them, then they proceeded to turn away!
Please keep a lookout for these guys. You never know, these could be the guys breaking into our garage!
One guys was in green hooded sweater, and the other guy with a baseball cap turned to the side with baggy jeans.
We need to keep a watch on this back ally way, for those of you who face that way. I took a short small video but it was too late and I only got the back of them walking away at that point.

The Developer has more

The Developer has more interest in closing than each of us do. He finally gets paid once we all close. He has a lot at stake so I would suspect that he is doing all he can to expedite the registration. I know it requires some patience, but its typical of new construction. Some new builds can take a year or more to get registered.

I wouldn't imagine it would take a year. Typically, the registations that take that long are high rise units. With BOB only being 2 stories occpancy for all units happened within 3-4 months.

I think you ment to say the site on lansdowne and davenport register within 3-4 months. I think it is called BOD. Their was very fast but is also a much smaller project.

Stacey, until we hear from the builder I would consider anything on this board posted by an anonymous user to be a rumor. You have no idea where that information was gleaned and who is posting it. Trust me, I understand how frustrating this situation is, but letting internet rumors ruffle our feathers only makes that frustration worse.

But your suggestion about following up with the builder is the best suggestion. Keep on calling them until they give you an answer.... I have been successful in getting the buider to respond and provide updates...... but they always say...... anything they suggest about a potential registration date is not guaranteed until the process is finalized. So in a sense, you will not be further ahead even when you hear from them.

We also had many deficiences

We also had many deficiences in our unit however we had a home inspection done and everything was listed and since resolved by the builder. It is par for course with any new building unfortunately. I hope you are telling your lanlord about these problems as he should be getting the builder to come out and fix them. It is no cost to him under the tarion warranty.

Whole bunch of questionable issues...

I'm a tenant in one of the units on Elsie and I've noticed several things that would concern me greatly if I'd purchased one of these units:

1. When we turn on the cold water on the kitchen or bathroom taps, it runs HOT, then warm, then finally cold. Sometimes we have to let it run for almost a minute before the water is cold. This seems to me like the builders (or sub-sub-sub contractors) ran uninsulated hot water pipes right up against the cold water pipes. If that's the case, it's probably not an easy fix and it's completely insane when you consider the waste of energy.

2. Our hot water heater vents the directly onto our back patio. The fumes created when you burn natural gas are not healthy and I feel like I'm literally sitting in a cloud of them out there. Even worse, I realized today that they blow in through the back door if I'm trying to let fresh air in.

3. Garbage chutes: the northeast chute, which is nearest to me, has been out of order at least 90% of the time. That's insane. I don't know what the reason is, but I predicted problems when I saw the gimmicky system they were installing. When they were sourcing a garbage system, the builder should have considered the fact that some people simply don't read or follow instructions. I'm glad that Taft's solution thus far was to add a note (no user instructions on the note though).

4. Bike Racks: I wouldn't lock up a bike worth any amount of money to the things in the basement - they look like you could snip through them without too much trouble. Then there's the bike rack that's screwed to the ground by the mailboxes. Is it a joke? Seriously, I think the metal strapping used to attach it to the ground is already broken. It offers no protection.

5. Leaking wall at the bottom of the underground garage ramp: If water is already leaking from the bottom of that wall, this is going to cause problems. The fact that there's a rust stain on the wall means the rebar in the concrete is rusting. This is something I'd expect out of a much older building. Perhaps there's a way for them to fix it without major construction - I certainly hope so.

6. Dropped ceiling in the parking garage: I went downstairs one day to find they'd installed a tiled ceiling in a portion of the garage (like you'd see in an office). It's the most hack job I've ever seen in my life and it seems to be a completely unnecessary addition. Why did they do this? Around the same time, I noticed that my car was completely covered in some kind of dust, which I've since connected with this construction. There should have been some kind of notice provided in advance of this pointless addition.

7. Look under your staircase with a flashlight. Ours has a 2x4 haphazardly wedged in on an angle from the floor to the stairs in what seems to be an attempt to add support. Great temporary solution for a sub-contractor looking to get paid and get out. Bad news for owners. The paint along the trim at the edge of our stairs has already cracked, indicating movement in the staircase that shouldn't be happening.

Sorry to be negative, but I really can't believe some of the things I'm seeing around here.

deficiencies

As stated these deficiencies are normal unfortunately and up to the owners to get them fixed.

fyi..... Most of what you commented on are typical deficiencies that are common to all new developments. All of these deficiencies get fixed during the first year. It's one of the compromises that we made when we purchased new construction. It does require some followup and patience, but it is well worth it! Hopefully you've made your landlord aware of these deficiencies so that they can stay on track with getting them resolved?

Has anyone heard anything about registration recently? I spoke to our lawyer yesterday and he said he hasn't heard anything from the builder yet.

The builder recently said all the contsruction they were required to do for registration is complete and they are waiting for the city to complete their inspections which should be happening soon. They are hoping to have registration completed by end of May or early June but could not offer any guartantee. Really depends on when the city inspections are complete/passed.... and the 20 day notice period they must provide to purchasers to get all our requirements in order. Unless we hear something this week, June would be the earliest.

letter with the new tentative closing date

The developper's office told us that we should receive a letter with the new tentative clsoing date but we never received anything .
I left a message to their office twice about this but no one returned anything so far.
By law we should be notified of any change in the closing date,
and the number of times they can push back is very strict and defined.

Anyone would have a copy of the last communication where the new closing date would be indicated? ( our lawyer actually is looking for that piece, but no success as well for now )

I could be wrong but you may be confusing this with occupancy date. Since we have occupied I believe all the builder needs to do is provide us with 20 days notice for the final closing date once the complex has met the requirements by the city to register. Unfortunately, we are required to pay occupany fees until then.

honestly, your suggestion to leave people be who are pissing on our property and breaking beer bottles where people have to walk is ridiculous. yes, the area is in transition and I wouldn't have bought a home in a transitional area unless I was comfortable with it. Loitering is one thing, damaging and defacing private property is another. They weren't on the public path, they were on the developments site. I somehow think that if someone came and stood on your front porch and took a piss and sat to drink you wouldn't say "hey, I guess that's what comes with the neighborhood"

The most identifiable thing of the three teens was their bikes. They had 3 cruisers with them that looked pretty souped-up.

just painted my unit

It was so hard to choose the right colors for my unit, but i went with disigner gray by cil. end result loved it. my place looks amazing. someone recommend modern edge painters, they said that they recieved a flyer at there door and gave them a try. i'm just as please as you thanks. there email. pp3painters@gmail.com.

I just want to mention that

I just want to mention that my husband, son and I went out for a bike ride on Saturday. When we went to exit the path from the back of the lot there were three young guys blocking the exit with their bikes and sitting there drinking beer and urinating all over the fence (infront of all the families and kids walking by). When we came back they were gone but I saw that they had dumped all their beer bottles and garbage on the side of the fence. I don't know if we can maybe have a gate put up at the end of the property to stop idiots like this from loitering. Another woman I was talking to said she's seen some young guys there late at night who looked like they were up to no good. Not sure if it's the same group or not.

I'm at the Davenport Village, Brownstones Phase 3. I saw 3 teens loitering as well. My husband opened the door as they were standing infront of our unit and then they left. Did you notice the ethnic background of the teens you saw? Just wondering if same teens.

Sorry but welcome to the neighbourhood. We're diverse in many ways including ethnicity, wealth and morality. This isn't Rosedale. I'd love for you to have been here even a decade ago.

This neighbourhood is on the rise for sure but pretending it is full of lovely people is just ignorant. Leave them be and be safe at night and you and your families will be fine. Thinking that you can gate them out like dogs is hilarious but let me know how that works for you.

We painted our walls a light

We painted our walls a light grey. Seemed to work good with black brown cupboards and didn't darken the space too much. We went to benjamen moore (design center) they have designers that work for them. If you make an appointment it's around 75 dollars but if you just show up and they aren't busy they will help you. Bring some pictures of your place with you. The designer told us that we could paint the downstairs one color and to pick a complementary color for the wall that goes up to the second floor and it would just a as an accent wall. We didn't do that but i'm sure it would look good.

I bought a BOB unit and currently in occupancy. Does BOW have a registration date yet?

We are just getting ready to

We are just getting ready to paint and this is exactly what we had planned. We've selected a light gray for our main floor with a rich teal-blue for the wall that runs along the stairway. We have a Greenwich model, so our stairway goes from the main floor right up to the loft, so this blue will tie the two rooms together. Once we're done I'll be sure to post some pics on the Facebook group.

Paint Color

Anyone paint their units yet? I am finding it hard to decide what to paint since the hallway runs continually up. So whatever color you pick it has to travel up to the next floor. I can't for the life of me figure what I should paint my livingroom /kitchen? Anyone have any ideas please? Or who to ask for advice from?

I painted pretty much my entire unit with a Benjamin Moore Affinity Colour called Cotswald. It turned out great! I love it. I have the dark hardwood and the chocolate cabinets in the kitchen. What a huge difference it made!

They have a poll of maids that they send throughout the city for service.
You have to order minimum 3 hours of cleaning time at each visit (25$ per H)

I also had a problem this weekend. Someone tried to steal the wiper blades off my car on Saturday night. One was flipped over, but because they're expensive ones a little tool is needed to take them off so they actually couldn't get them. But in the attempt damaged the blades and scratched the paint on the hood. Not impressed!!! Maybe this is why everyone is parking on the laneway....seems safer :(

Underground parking by those who do not have spots!!

After putting a polite note to not park in my spot in the underground garage, what do you know? the same culprit parked their silver Hyundai car in my spot again!!?! So I put another note on their windshield to kindly not park in the spot again. I reported this to TAFT Property Mgmt cc'ing the builder. TAFT PM told me that since I told them twice (first time allowing for ignorance), the next time I have the legal right to call the tow company to tow the illegally parked car away. This sounds quite harsh, and i think TAFT themselves should call for the towing....but perhaps such a harsh measure would finally force the parking spot hijacker to finally get the msg! It's not the most neighbourly solution, but it's also not neighbourly to park in ppl's paid spots for free and having that person being stuck without a spot or being forced to resort to take another person's spot underground or street park further down Wallace with the chance of getting a city parking ticket!! This is just not right!!

thinking that since their unit # is such-and-such so should their parking space be also.

That's a weak excuse, especially in this case. The person does know that he/she is wrong, as why else would the person find some where else to park (albeit in another person's spot) the night after getting the 2nd note? And after getting two notes, I'm sure a sane person would follow-up with the builder if he/she thinks there has been a mix up and the spot is actually theirs.

There's notes on every garbage chute reminding people not to leave their garbage sitting in front of the chute and it still happens. Maybe the same person not reading the notes on the chutes is the same person not reading the notes left on their car. :)

Yes, perhaps not reading the notes as with the garbage....but in both cases, more likely they are just lazy a*ses and trying to get away with it since there's no one to monitor or enforce their behaviors. :( BTW-The chute's recycle/garbage/green bin buttons don't seem to work on the northeast location (@ elsie and wallace intersection), but the chute does work the old fashion manual way or one can take a walk down the steps to the underground...unfortunately it just won't be sorted. I would hate to encourage racoons, rats, and other animals to feast in our complex....not to mention those darn scary raccoons are very damaging to roofs and property in general....and they tend to travel in packs!

Unfortunately, there are people here that have two yes two cars!!!!!! But didn't pay for 2 spots. The builder has spots for sale, but they either don't want to pay, or figure they can get away with it!!!!! Very selfish of them to park in the visitors spots...... I have been keeping track of this and the cars that park here. Have even caught people sneeking down while door open!!!!! I believe how Taft will deal with this is anyone parking at anytime during the day in the Visitors spot will need a tag...... and anyone parking overnight will need a special tag as not to be ticketed. Remember, elsie lane is a public street, therefore will be ticketed by parking control.... This is going to stop, seen to many violations here.....

Unfortunately, Elsie Lane is not a public street but a "private access road" (see http://www.toronto.ca/legdocs/mmis/2010/te/bgrd/backgroundfile-30178.pdf) , which makes it up to the elected condo board to set some strict visitor parking rules and enforce parking violations. I like the required permit for 12am-6am visitor parking idea that was posted here. With any violations to get a 'city parking ticket' vs private ones that have no bearing. They had to do this for my parent's condo complex (2am-6am) to solve the prob of residents being cheap to rent an extra spot or lazy to park underground by taking up all the visitors' parking spots, but it was next to impossible to get a visitor's parking spot during the day on Saturdays and Sundays and on Friday nights, which are likely the days most of us will have visitors. I don't think it's feasible to have 24hr surveillence (costs of condo fees going up) and not sure if Property Mgmt will have or has an office onsite to provide permits and monitor parking violations. And there has to be some enforcement in the underground as well....cars that have not paid for a spot (or extra spot for their 2nd car) should be towed immediately. Most of the underground parking is likely from residents, but without the proper enforcement underground, non-residents may take advantage of getting free parking (will get worse once the transportation hub is completed) or the underground will continue to be prone to theft as we've all been hearing.

Anyone know what parking enforcement there is in other developments with the same builder?

I lived at another complex

I lived at another complex created by the same builder and managed by the same property management company. Exact same parking issues occurred there.

Unfortunately, the only solution that worked in getting residents to no longer abuse visitor parking was to implement a paid parking metering system with enforcement by a private company. This forced those abusing the system to find available rental spots..... as it was much cheaper to do that than pay for visitor parking.

Residents were provided with a special parking pass that would allow them to use two free 24 hour parking accesses per month for their visitors.

The fact that the property management is not onsite poses limitations on potential options for them providing enforcement. Without enforcement chances are behaviors will not change.

I'm hoping we do not have to do the same thing here but something will need to be done.

GARBAGE

Ok people.......... Did anyone read the note on the Garbage door? They deserve a metal!!!!! PLEASE !!!!!!! Can you first when putting garbage down the shute, to press the little button to decide which type of garbage it is, Listen for the shute to adjust, then put your garbage down, and please make sure it goes down, it is very easy... PLEASE DON'T BE LAZY AND LEAVE GARBAGE SITTING OUTSIDE!!!!! You are only inviting problems, for us, also animals, rats and mice!!!!!! Be considerate!!!!! It's not rocket science, you can learn to throw your garbage out!!!!

Parking

One of the first orders of business when the development has been regiseterd and the board has been elected is to address the problem of parking. I have noticed the same vehicles in the visitors parking consistently. During this transition process it appears the property manager nor the developer is taking ownership of this. Having paid the money for a parking spot myself I feel it is nothing less than theft that the lazy/cheap bastards are getting away with this. Hopefully the board will be able to agree on a policy of how this will be policed and ensure that the visitors parking is used as just that.

Visitor parking has been an

Visitor parking has been an issue in every apartment or condo I've lived in here in Toronto. I've seen the problem dealt with in various ways to different degrees of effectiveness. I even lived in an apartment in Oakville that had no visitor parking as it was across the street from Sheridan College.

It is frustrating to see the same few cars in the visitor spots day after day. Luckily our guests have always been able to get a spot since we moved into BoW but I imagine that isn't the same for everyone.

The best way I've seen this dealt with is to allow no parking in the visitor spots from midnight to 6am unless you have a permit from the property management company. Residents can request up to 7 nights of visitor parking permits per month. They're dated and signed by someone at the property management company and left at your door.

Most people don't have unexpected overnight guests so obtaining the permit in advance shouldn't be a hassle. During the day, it's free reign but to be fair, people do have unexpected guests, deliveries and may need to park above ground, near the unit to bring in groceries or something.

What this really does is prevent people from leaving their second vehicles in the visitor parking and allows overnight guests somewhere safe and free to keep their car. There's no perfect solution unless you want 24/7 monitoring and that's just not feasible.

Hopefully this issue can be dealt with relatively quickly once a board is elected.

You have been more than

You have been more than neighbourly already. If it happens again you have every right to call and get their vehicle towed from your spot.

Probably a vistior who can't find a visitor spot because of some of the other parking abuses going on here.

Thanks for the vote of confidence. It's definitely not a visitor as the same car self claimed another spot underground last night. Be careful, some cars sneak in behind you after opening the garage door. We realized this after the fact....they can be trying to park in ppl's spots or be the cause of some thefts we've been hearing. Not sure how this problem will be solved after the condo registration. It will be up to us tenants to stand up to these sneaky bums, keeping our eyes open for any potential lurking/theft and start getting some illegally parked cars towed...

I think that car is parked one spot over from me now because there hasn't been anyone on either side of me since I moved in back in October! There are soo many parking violations going on - people use the spots above ground as there permanent spots. I don't know if it is because they are too lazy to park and walk up to their unit or if they have 2 cars and only one spot. There has to be enforcement because then we won't have visitor parking, visitors will then try to park underground and they will park in residents spots!

cooling/air conditioning - not working??

Hi,
Does anyone have an issue with the cooling/air conditioning? I called the contractor, they came by and said everything is workign fine BUT it isn't. I set the temperature to be at 18 degrees and it does not cool even if it is on for 48 hours straight. My uni stays at 25 and now with warmr weather, I am worried. Has anyone tried theirs yet to cool down place, and if so, is it working? Is there even air conditioning cause it seems just like room temperature air blowing through.
We are going to "die" of heat in the summer...

Hey, I had the same problem and one of the construction guys told me that you have to put the nob on the unit its self to the max to get the ac working...which is very loud but i don't know if there is another option....good luk

When the fellow came by to actually hook-up my air conditioner, he told me that they set the fuse in backwards
so nobody accidentally turns it on during the cold weather as it can be damaged.
First make sure the A/C power is off in your electrical panel, then go outside to the grey box where the A/C
wiring goes in. Inside you will see a fuse with a handle, pull it straight out ( it may be stiff ) turn it so the contacts
are down and can slide straight into the slots (again may be stiff).
I suggest you set your temp back up before turning on power to A/C in electrical panel.
After that experiment with your thermometer to see if A/C works.
Of course if you have already done all this then disregard all the above. :)

I wish I had an answer for you but our AC is not even connected but they will be coming soon.

I recommend getting a thermometer and getting the actual temperature readings for the air that is coming out each of your vents. There are performance requirements that must be meet. If the air is warm I do not know how they say it can be working. If some are cool and others are warm, this could point to other issues.

The system may need to be balanced also for warmer weather also... but cold air will still need to be coming from somewhere!

AC fuse box

I was having the same problem, but I think I found the solution.
We all have a fuse box located outside next to the AC unit that contains two fuses in a housing marked at one end ON and the other OFF. Mine was in the off position. in order to to turn it to the on position, you should be able to pull the fuse housing out, turn it 180 degrees and put it back in.

Let me know if that fixes the problem.

Are we supposed to shut the hot water line that goes into the furnace in order for the AC to blow colder air?

I'm going to ask the service people but wanted to know if anyone already knew.

Loud water tank

I recall people posting here a while back about trying to get their closet with the water tank in it soundproofed because it was so loud. We had someone come over to look at ours over 4 times and finally they resolved the issue and it is as quiet as can be. Apparently it is due to a new part on the system and they now know how to fix it. Don't spend the money trying to soundproof the closet, call the company to come fix it.

the part that was making the noise in our unit is a part called the trap primer. looks something like this.

To fix the noise, phil used a hex tool and turned it very slightly to the left. With that said it looked fairly finicky. I would just ask them to come in and fix it for you.
