We had the same issue at the

We had the same issue at the last condo we lived in and it is clearly happening here. It was mostly owners with multiple cars who only had one parking spot.

They tried many things but the only thing that stopped the problem was to implement paid metered parking that was managed by a parking company. This forced those owners to find an additional rental parking spot as that was cheaper than paying for visitor parking or regular $50.00 tickets

If I remember correctly, the fee was .50 cents an hour, upto 5.00 per day. Owners would get two free 24 hour visitor parking passes per month.

Anything we can do to avoid this would be preferred but after trying multiple things, it was the only thing that stopped the problem at our last place.

I agree that people shuld not "abuse" the use of those parking spaces. they are reserved for visitors. I definitely do not want to have the "no parking overnght" rule though as I have visitors from out of town that stay over night for a few days at a time. I don't know what we would do if ever we had that rule and couldn't park overnight. Let's hope people pay attention and use the spaces accordingly.

The beige Protege has been in

The beige Protege has been in the same spot for over a week (I only started to notice a week ago, could be more). HAS NOT BEEN MOVED ONCE. I don't think this is a legitimate guest. Anyway, the car is parked on private property (Montevallo's) until the condo is registered. Montevallo would be the one to have it towed. Once the condo is registered, the lane will be the condo's private property, and will probably have rules based on City requirements, e.g. that the public gets to drive on it and guest parking must be free. If there are no rules to prevent abuse, we should create them and put them on signs along Elsie, like "Parking for Guests of BOW only. To park here you must indicate which suite you are visiting or you will be towed" so that guests put a note in their dashboard. If no note, then towed. I don't know, something like that maybe.

Is it still there?!?! Wow, I have been in Montreal Since thursday and have noticed it. Will be home Tuesday and will leave a note on the winsheild!! If someone wants to do that today, even better.
I think it belongs to someone @ 35 Elsie, near the south end. 105/107/109 in that range. I could be wrong, but think they have a beige protege.

The owner of the Protege does live in our development. I saw a female getting something out of the car. By the time I got to the car to have a chat with her she was going into #145 at 25 Elsie Lane.

It hasn't moved in at least 4 weeks!!!

Probably by blasting someone

Probably by blasting someone over the internet and posting their unit number is not a good way to make friends or create a sense of community. It's kind of like ratting someone out on the playground. Perhaps a better approach would have been simply to leave a note at the person's door explaining the issue. We have no way to know what people have been told about visitor parking, especially if it's someone renting rather than an owner. Give people the benefit of the doubt and some fair warning before you burn them at the stake for a parking issue. I was wary of moving into a condo situation for this kind of reason, I really hope that the 'rules' don't get crazy!
While I absolutely agree that people are abusing the visitor parking, and a solution needs to be found. Turning the whole development against the individuals involved is only going to cause more problems.

It's been a little quiet in the BOW front, so thought I'd keep it fresh :)

Hi. Welcome to the neighborhood! Whatever you do, don't go with Bell. We had been with bell for years and were still under contract with them so felt obligated to stay with them. We had no phone or internet for 3 weeks Bell told us the same story and made appointments for us to be home to receive them everyday (some days I called and they said they had sent over 3 technicians to our place at different times) however nobody ever showed up the entire time. I wasted a weeks vacation time with them promising that they would definitely be there. They put me through to a manger, then to a manager's manager etc. etc. I just kept going higher up the company with everyone promising they would rectify it and nobody ever did. We eventually gave up and went with Rogers who showed up at the fist call right on time.

Besides that there aren't any really huge issue's. We hear our neighbors but it isn't very often and one has to expect that in a detached situation. As long as your neighbors are respectful it isn't an issue. I do recommend getting a home inspection, they were definitely rushing to get our units done and there are alot of things that were missed.

Hello neighbours! Hydro and Phone provider tips?

My husband and I have just purchased an upper unit and are very excited about moving into BOW and meeting you all bit by bit! We have to begin the process of transferring the hydro, and other utilities into our names, of course, and wondered if people have advice on who to go with? I've always worked with Enbridge or Toronto Hydro as a tenant, but don't know anything about Wyse?
Also - is it true that Bell won't service these units? At least until after registration? I've been with Bell (for better or worse) for years and am a Rogers 'virgin'. We're not big TV watchers so we don't need cable - just need the internet, really. Have they been good to work with?
From what I've read here the big issues seem to be insulation of sliding doors and windows (and outlets too?) and the noise from neighbours. Anything else generous folks can tip us off about before we move all our stuff in?

With respect to Hydro, your most likely stuck with Wyze as they seem to be the provider of the site.

When we moved in Bell confirmed they could not provide phone service until registration but could provide internet and television. Rogers was offering 3 months free for all three services because this is a new development ....... so tough to pass that up.

We haven't had issues with the items you mentioned but find the vents for the heating and cooling are louder than we would like. Hopefully we'll be able to do something about that in the future.

BTW - Watch out for the trolls in the underground garage... they'll be nice if you feed them... LOL

Changing the sliding door to a regular swing door (framed in) could help. I think we may go that route.

Hi, at Browntones on Davenport we have a a regular swing door and it doesn't help the noise at all. I'm thinking about installing soundproofing like one uses when you have a music room. It really is loud, TV is constantly being adjusted. And I crank up the heat before someone is coming over so that i can shut it off when they arrive and it's still warm... It does become "background noise" when you are home but when guests are over it is just too loud.

Pros and Cons of BOW?

I'm going to be moving into a unit soon, and admittedly nervous with all the things that have been brought up (although all very valid points). If everyone could share the pros and cons of BOW, that would be awesome! It'll give me a better idea of what to expect...and hopefully not regret buying a unit LOL

First of all...

First of all... Welcome!

Don't let the vibe on this site make you feel nervous about your purchase. Many of the grumbling posted here are legit and unfortunately a common part of the new home buying process. Many more negative comments get posted here as people do not generally report the positive. Use the information to help you examine your place thoroughly and determine that everything gets sorted out properly. (At least to code).

The Pros:
The people we have met so far have been great!!!!
We are very happy with our unit, and we are confident the issues we have will be sorted out
The neighbourhood is becoming more popular
Original purchasers have already received a good return on investment. My real estate agent said in terms of square footage, "recent/future" purchasers are getting some of the best values in town.
The proximity to the the TTC is a huge benefit (even though I personally rarely take public transit)
The proximity to other great neighbourhoods is a plus (Bloor West / High Park, Roncy's, etc).
This site/blog has been great to communicate with other residents

The Cons:
Dealing with the builder! (Communication and service). For us the builder has not been very bad for more serious issues, but other items are slow to get resolved. Technically, they do have 120 days to deal with issues on the 30 day warranty form but good service would involve resolving issues ASAP.
The heating/cooling system is not very quiet.
Proximity to the scrap yard for some units. No impact on us yet.
Proximity to the rail lines. Fortunately, we rarely hear the trains. Unless they blow their horns.... but this has a been rare occurrence.

I agree. What was suggested was not to get the builder off the hook. An Energy Auditor recommended that exterior walls outlets should have the foam insulators installed to help reduce air leaks and improve heat loss.

Does anyone know if we have to sign-up with Wyse for electricity? Are there other providers we can use? They are charging $17.95/month for "other fees and charges". Not sure what this includes or why we are paying it.

Not sure how it works for things that weren't listed on the form but I had a major issue with my air conditioner intake which I hadn't noticed and therefore wasn't on my form. I called and talked to Robert about it and he sent someone out the next day to have a look and it was repaired within a few weeks.

Tarion will not get involved until the builder is notified fails to fix items within the allotted warranty timeframes (i.e. Within 120 days from 30 day form acceptance).

What happens for new items that are not included in the 30 day form? This is a good question. Yes, you can out it on your 1year form, but for more serious issues does anyone know how long the builder has to respond?

We never smell any food from another unit. You shouldn't be able to because concrete walls are are dividing you from your neighbors, all of the venting should be for your individual unit. I would highly suggest getting a home inspection done if you haven't submitted your 30 day form yet. We did and I was shocked at how many issue's he found that we would never have found on our own.

Also, I have to comment on the complaining of the rudeness of the person not dealing with the alarm going off in the night. It is possible that it was actually their house alarm, you don't have to have it wired to the police so it could be that was the noise and that it wasn't dealt with because the police weren't notified. I would hope that if we left town for a weekend and somebody broke into our house or there was a fire that set off our alarm a neighbor would have the decency to notify the police instead complaining about it like we're jerks. What makes a home great isn't just about your interior space but the sense of community and pride that comes from your neighbors too. Let's try to look out for one another, it's to everyone's benefit and will make our complex a much nicer place to live.

For any new issues are people

For any new issues are people going to the builder to have them fixed or Tarion?
I noticed a couple things this weekend that stopped working that are still under warranty and called this morning- there phones are down?? Left a voice mail and than emailed Claudia. Does anyone have Rob's email since Claudia is terrible at getting anything done?

So my understanding is that by the time draft has been approved by the city and the notice of registration has been sent to the titles department this will take us until April being optomistic which could even take longer is this correct date as a resident we can expect for the registration process to be finalized and completed April?

Hi I was the person who talked about the process a few days ago...I have no idea how long it will take to get to closing, or what "conditions" the builder has to satisfy to get to closing. If the conditions are straightforward, it should be fast, but if they are complicated it would be longer. My understanding is that from draft approval it takes 2-6 months to get to closing. I was just trying to caution people not to depend on a certain date because there's no way to control it or "confirm" it until we get notice from the builder. If you have a great fixed interest rate with the bank that expires in the next month or two, it might be worth your while to see if you can get it extended, as many financial forecasters say interest rates will rise.

So I received a follow-up and it was transparent and useful as always........

"I appreciate your concern and interest in the condo registration process, however it is something that the developer is looking after and would like to completed as quickly as possible, we will not be providing you with any further information regarding this process. This is an internal matter and as I stated earlier we wish to complete the process as quickly as possible, as it is in the best interest of all in involved."

Cold Air

We to have found that the sliding door , outside one has not been installed properly!!!! Unbelievabel really, and yes, cold air coming through the outlets, I was surprised to see how much actually!

Also , does anyone smell someone else's food? I am in an upper unit , and at times when I come home I smell food cooking, very strong? Is this from the units below?

Also , do the units below hear the people directly above them? Cause I wonder about my TV being on, and don't want to cause any undue noise to the people below :)

Re. cold air: YES, it is BADLY insulated here! I also noticed cold air from outlets... I keep my blinds closed to keep warmer air in but next year I will definitely put plastic on windows...
As for noise, again, yes. It almost seems like walls are paper thin sometimes. I have had to ask my top neighbour twice to be more mindful of the noise level and thankfully, the situation seems to be better in last week.
We are in a ground unit and do not smell anyone else's cooking... I am thankful as it ia always unpleasant to have many different odors in a small space, especially cigarette smoke. I lived through that in a previous apartment but not here so far.

We are in an upper unit and in our interior entrance way we can smell cigarette smoke from our neighbours below. Pretty gross, but at least it doesn't make its way up to our living space. As for noise, we can definitely hear when there is loud music going on below, so I assume they can hear noise from us as well.

Cold Air

Can I ask what you've done about the door and outlet?

I'm in a lower unit and haven't had any issues with smell. But definitely have noticed noise above and beside. Loud TV and music, and the other night a girl was laughing for about 1/2 hr so loudly at 11:30 at night, when I was trying to go to sleep, it seemed like she was in the next room. I think it was coming from the unit above, but sometimes it's hard to tell. I'm surprised at the lack of soundproofing and am disappointed I thought that with concrete it would have been much better.

For the wall jacks, you can purchase foam insulators for the covers. May not completely solve the issue but they help

Outlets on exterior walls should be insulated if they penetrate the exterior wall insulation. The builder should be on the hook for insulating them for us.

I just move in end i dont understand the heating system here I purchase the unit with storage space , but there is huge wather heather wich take the the storage space. Dear Residents of 15 Elsie Lane:

Yesterday evening (January 26th) there was an annoying beeping sound coming from at least two of the units in the building, most likely unit 226, 227, and/or 228. The beeping (four short beeps then a pause) went on for hours (probably because you weren’t home to turn it off) and was loud enough to be heard clearly in units on the other side of the building, and from outside. Last night was not the first time this has happened. Please have respect for your neighbors and turn off whatever is making the sound when you’re not home.

Maybe the beeps you heard was the carbon monoxide detecter alert........ The same detecter will ring differently for smoke, then carbon monoxide..... I sugest if it happens again to call the police, since no one is home it could be something serious

How is an owner supposed to presuppose that there will be an equipment failure while they're out?

Here are some suggestions for you:

1) Don't use your keys in locks, as one might break off rendering the lock unusable.
2) Don't take the TTC, as there may be a power failure trapping you in a tunnel.
3) Don't eat, as some of your food may be contaminated which would provide excrutiating gastro-intestinal distress.
4) Don't sleep, as you never know when a nightmare may occur.
5) Don't leave *your* unit, as the building would no longer have a busybody to harangue other owners.

Not sure how to interpret this response and I personally am not connected to this issue, however, I feel that we should be more courteous to eachother as we are neighbors. We all have to live here, together, sharing a common living space. Let's be more understanding and respectful. It will make all our lives better.

I think it was actually a fire (or carbon?) alarm as the fire department was there around 8pm last night.

draft approval

I've been in touch with the planner and draft approval has been issued to the builder. With some conditions to be met, it shouldn't be long. The draft approval is valid for 20 days or so and then after this time period and once conditions are met the building can be registered. I sent a follow-up email to Robert and will advise as to what he says when I find out.

Our Real Estate agent has been showing his clients units that are already for sale. The word in that community is that final closing should be done by April... worst case scenario. This is the presumption that purchsers are being told.

Draft Approval

I think the 20 day period the planner mentioned has to do with an appeal period - the draft approval can be appealed to the Ontario Municipal Board during the 20 day period if somebody is opposed to some aspect of this development from a planning perspective (unlikely). Now that draft approval has been granted, the builder will work on satisfying the conditions of approval, whatever they are. Then the condo plan is approved for registration at the land titles office, that takes a little while too, then we would get notice of registration and close about 2-3 weeks later. So I think end of April is a little optimistic. I think people concerned about losing a good interest rate should see if they can get it secured a little longer. I don't know anything specific about our situation, but I have a bit of experience with the condo process.

Wet Drywall

Has anyone experience wet drywall on their outside walls (walls where the windows are located)? We have this condition on one end of our unit and are very concerned about the cause. I would really like to connect with anyone else in this situation.

No, but I have noticed that there is A LOT of condensation around the windows. It is VERY badly insulated I find. Maybe you have an accumulation of water from condensation too? But this is worrisome for sure... let us know what happens...

We also have A LOT of condensation - but only on the sliding doors really. The doors are apparently only single pane and very cheap. We are also concerned if they are installed properly. The condensation collects in the track and I have to wipe it daily so that it does not overflow onto the carpet. The last thing we want is mold. I called TArion and they said that we can have them come out and do a test to make sure that the doors pass some test - if not up to code then the builder will have to pay for this test but if nothing appears to be wrong or it passes minimum code then we would have to pay $280. The lady also said that you wouldn't believe how many calls she gets a day about condensation and water around windows and doors.

Condensation

My husband and I just purchased a unit at BOW. We looked at four different units and three out of four had condensation on the windows and sliding doors. This is caused by a broken seal that allows moisture to get in between the two panes of glass. Basically, the doors and windows are cheap.

Double check the sliding

Double check the sliding doors. When we moved in they were way out of alignment. the window company came and made adjustments and everything seemed fine. On the really cold days we are getting condensation between the sliding doors. After closer inspection, the outter sliding door is still not sealed/adjusted properly. I guess they'll be coming back. Our other sliding doors are working properly. They may be cheap doors but they need to be installed properly also.

I don't think there is any

I don't think there is any insulation. If you've tried to put anything up on the walls it goes straight through drywall and doesn't seem to be anything behind it - even on outside walls (although at some points its drywall then brick)! Also I can feel the cold coming through an outlet on an outside wall. When I pull out a plug from that outlet it's freezing cold, which means condensation could build up on it. I'm no expert but I don't think that's a good thing????

Wet Drywall

We also have condensation on our windows, but it is not between the panes of glass; the condensation is only on the surface of the glass and can drip down onto the window sill (same for the patio window). We tried turning our heat down just a little and that has helped with the condensation. Keeping the furnace fan running continuously while at home may help with distributing the heat around the unit evenly.

The moisture that we have on the drywall runs from the celing to the floor in the corner of the exterior wall. The affected areas are not close enough to the windows to be caused by the condensation on the windows. There is an issue, but we don't know what it is. You may be right that it is improper insulation or perhaps we are missing vapour barrier (?)...
We've been waiting for a few weeks for the builder to confirm the cause and they haven't been very responsive. It is really disheartening and we are concerned about mould. We don't know how much water has collected behind the drywall and what might be behind there. At times, the areas do dry up almost completely, but when it is very cold outside, they return. I suppose the next step is to contact Tarion.
If anyone else has a similar situation, please let us know. We can connect outside of this forum to discuss. We would really appreciate talking to someone (and it would be very nice to meet more neighbours).

Mold under carpet

Recently we noticed funny smell in our bedroom (upper unit).
Inspection has shown smell was from sponge stuff under the carpet. It starts giving unpleasant odour having been soaked with water.
And there is plenty of water under the carpet. I assume from the slidding door. The worst part is that mold is there as well.
Just wanted to ask if anyone on this forum had any experience at dealing with such issue or similar.

I already put an inquiry into Tarion about an issue we are having.

There response was the builder has 120 Days from the date that the 30 Day form was accepted to deal with any deficiencies on that form. They will not get involved until after that 120 day period. They said until then we need to work with the builder, who has not been very responsive lately.

I don't know what happens if there are new items that are not on the 30 Day form. Obviously the builder needs to resolve them the question is how long to they resolve them?

Hydro- Wyse Meter

Anyone actually have any luck talking to "Wyse Meter Solutions" The company we are actually paying for hydro. I have a couple questions regarding my invoice but have not been able to reach anyone as of yet. Left 3 messages and 2 emails.
If anyone is able to speak to someone there, what extension are you using and how long was it for you to get a call back. I want to pay my bill, but won't until I get a couple things clarified.

I spoke with someone at wyse meter last week - I called the number on the back of the invoice. I was a bit confused about the invoice too but basically she said that the meters are not calibrated yet and the bill is an estimate based on the sq. footage. The meter should be calibrated at the end of the month and you will be reimbursed or charged extra depending on your actual usage. Also, the amount owing will be taking directly out of your account on the statement due date. This was set up with a void cheque you gave to your lawyer on occupancy.

Hydro

I can't get a clear answer on hydro bills from the office. I have yet to recieve any of the bills for electric/gas to this point. Clauda at the office told me we will not get any until after final closing. Is this typical? When I asked who is responsible for usage she said she thinks we are, and to set an amount up. Should be not be getting the monthly amount on a monthly basis? I called the office 4x today with no response.
Is it part of our rent pmt or do we have to have to pack pay after final closing? anyone have any solid idea???

Call the hydro provider .I call them My bill was 190 I just move here end told them that i didnt use any hydro here yet
They told me they make the bill aproximately what the usage is on the place my size. This is not made on meter reading. I like to be sure that i am not charged that amount I just moved in

This week we received our first hydro Statement (for 2 months), Reliance Account fee and information on the quarterly rental charge for the water heater. Which states it started January 12th.

The bills will eventually come... but the longer the delay, the bigger the bill will be.

If the builder did make payments for items after your occupancy, there is a good chance they will ask for it as part of the closing adjustments on final closings.

I received my first hydro

I received my first hydro bill his week. It dates back to when I first moved in, late September. It is cumulative and Wyse Meter Solutions (our developments supplier) has given until Feb 14th to pay it. My total is close to $350. I haven't seen a gas bill yet.

Has anyone received a definite date from the builder for the registration date for brownstones on wallace.

No confirmed date and Robert hasn't provide one either (at least to me). Last I heard from the City Planner was that she was expecting revised plans this week and would go from there. Who knows if that has happened?

But, our last cheque for occupancy fees is dated Feb 1 2011, so possibly could be difficult getting additional post-dated from residents unless we are registered by then. Fingers crossed that its no later than Feb 2011...
